Existing Building Scoping Surveys

Landlords considering undertaking a Retro-Commissioning exercise may request a scoping survey to reassure them of the potential benefits from undertaking the retro-commissioning process. The scoping survey is a brief stand-alone report that describes the possible energy-saving opportunities in a building and recommends an approach for capturing those savings. The report is a low cost investment to determine if retro-commissioning is appropriate for the particular facility. The survey includes a utility bill analysis and a simple building walk through.

The survey can also create a planning mechanism that helps define the objectives, scope, and detailed budget for the in-depth retrocommissioning effort.
 
Building Condition Surveys

Landlords of existing buildings or prospective tenants of a building can benefit from the undertaking of a Building Condition or Dilapidation survey. This is an engineering study consisting of visual inspections and performance testing of building services equipment and systems to verify operating performance meets rated capacity and system functionality is not being compromised.

A detailed report of findings is provided on completion with any performance / operational deviations and defects noted with corresponding actions to resolve them.

The process is undertaken in a phased approach from initial scoping phase, through planning, investigation and implementation phases to the final hand-off phase.

Managed professionally, retro-commissioning can provide energy savings conservatively from 5 – 15% and in some case up to and exceeding 30%, with return on investments (ROI) ranging from 1 – 3 years.
